Real Estate Law
Whether you buy or sell a home, buy land or lease space for your business, it is often the biggest transaction you will make. We review the contract before you sign, fix problems with the title or the boundaries, and represent you when a deal or a property line turns into a dispute.
Weld County is among Colorado's fastest-growing counties, and we are proud to help families and businesses here buy, build and grow, from our Greeley office and across Colorado.

Before you sign a real estate contract
- Read the deadlines. A Colorado contract runs on dates for inspection, title review, the appraisal and financing; miss one and you can lose the right to walk away.
- Review the title commitment for liens, easements and restrictions on what you can build.
- Get a survey when the boundaries, fences or access matter.
- Know what is included: water rights, mineral rights, fixtures and any leases.
- Call us before closing, not after, if something in the contract, the title or the survey does not look right.
Real estate questions
Do I need a lawyer to buy a house in Colorado?
Not required: most Colorado closings are handled by a title company using the state’s standard contract forms. A lawyer is worth it when the contract has unusual terms, the title or survey shows a problem, you are buying land, or something goes wrong before closing.
Are water rights included when I buy land?
Not automatically. In Colorado a water right is property of its own, separate from the land, and it can be bought and sold on its own. If water matters to the property, the contract and the deed need to say so.
What if a neighbor’s fence is on my land?
Boundary problems can often be solved with a survey and an agreement. Left alone for years, they can sometimes become a claim to the land, so deal with them early.
